Roofing in Avondale

Quote the house and the buildings separately. They are different systems with different lifespans.

Avondale sits east of Pueblo in the irrigated Arkansas valley, and a typical property here carries more roof on its outbuildings than on the house: equipment sheds, shops, barns, covered storage.

Agricultural metal fails at the fasteners

Nearly all of it is exposed fastener panel, each screw punched straight through the sheet, with a rubber washer under its head keeping water out.

The steel will go for decades; those washers will not. Ultraviolet, which at this elevation is fierce, plus thirty years of metal expanding and contracting through Colorado’s daily temperature swing, hardens the rubber until it cracks. From then on each screw is a pinhole, so a shed held down by two thousand screws carries two thousand pinholes.

Hunting down one drip at a time gets nowhere by then. What works is rescrewing the whole roof one size up, so each new screw grips fresh metal, and the price is worked out from the square footage and number of screws, not from how fiddly the job looks.

Rust that came from inside

If rust is creeping up from the bottom edges of the panels, or showing on the underside, the water probably is not coming from outside.

An unventilated metal building condenses on its own roof: warm, humid air hits the chilled sheet at night, turns to water, rains down onto whatever sits underneath and eats the steel from the inside, and sealing the outside does nothing about it.

The fix involves ventilation, and sometimes a vapour barrier or underdeck insulation. Worth establishing before paying to reroof a building that will simply do the same thing to its new metal.

The house

Conventional and needing what any Pueblo county house needs. The local difference is exposure: nothing out here breaks the wind, so edges take more than they would on a town street. That puts the money on the starter course, drip edge and rake rather than on the field.

Ask for it itemised

House and each building as separate lines, even where one company does all of it. It lets you stage work by priority across several years instead of facing one number, and it shows which structure is really costing you.

Tell us what happened

A short note is plenty. If hail or wind came through, give the date: insurers ask for it first.
